A Commercial Roofing Solutions Pocket Guide on Roof Maintenance, published by Roofing Siding & Insulation (RSI magazine), reports that roofs that are reactively — rather than proactively maintained — DOUBLE the cost of ownership over a 20-year period!

Dry Zone is a proactive preventive maintenance (PM) program, including restoration, when appropriate.

The PM program allows for:

  • Comprehensive baseline analysis of the roof and the building
  • Web-accessible customer-managed database documenting roof and building envelope conditions, with photographs
  • On-line PM and warranty tracking
  • On-line emergency reporting triggering notification for speedy response
  • On-line invoice submittal for routine maintenance and repairs
  • Real-time work histories

Preventive Maintenance

Your local Garland/DBS representative will provide inspections with specific maintenance recommendations examining each of these critical areas, which are most vulnerable to water penetration:

  1. Flashings
  2. Perimeter or Edge Details
  3. Penetrations
  4. HVAC and Other Rooftop Equipment
  5. Roof Field
  6. Surfacing (Coated, Mineral, Gravel)
  7. Parapet Walls
  8. Drains
  9. Seams (not shown)
  10. Fasteners (not shown)

Prior Restoration

Even the best maintained roofs may eventually require restoration to renew the waterproofing integrity of their membranes and recondition their details. The lives of poorly maintained roofs can also be successfully restored at times, to prolong their service life until funding becomes available for total replacement. Since restorations are not considered re-roofing, they don't count towards the maximum listed in most building codes. Restorations are a form of proactive maintenance for functioning roofs, and should not be substituted for replacement when deterioration is extensive. Your local Garland Representative can help you determine whether restoration is a viable alternative for your facility.

Proper preparation, quality materials, and quality application are critical to the success of roofing restorations. For older roofs, periodic restorations offer significant savings, typically costing from ten to sixty percent less than a total tear-off and replacement (depending on the quality of the underlying deck). Every Garland/DBS supervised, select contractor implemented roof restoration includes these critical steps:
